{"id":11936,"date":"2022-04-13T20:57:15","date_gmt":"2022-04-13T20:57:15","guid":{"rendered":"https:\/\/classvaluatdev.wpenginepowered.com\/?post_type=content_hub&amp;p=4817"},"modified":"2022-04-13T20:57:15","modified_gmt":"2022-04-13T20:57:15","slug":"appraiser-newsletter-february-2022","status":"publish","type":"post","link":"https:\/\/www.classvaluation.com\/uncategorized\/appraiser-newsletter-february-2022\/","title":{"rendered":"APPRAISER NEWSLETTER FEBRUARY 2022"},"content":{"rendered":"<h1>WHAT IS THE DIFFERENCE BETWEEN PERMITTED AND PERMISSIBLE?<\/h1>\n<h3>ONE OF THE FREQUENT POINTS OF CONFUSION THAT WE FIND IN THE ESCALATION DEPARTMENT AT CLASS IS DIFFERENCE BETWEEN PERMITTED AND PERMISSIBLE<\/h3>\n<p><strong>When to use the word permitted:\u00a0<\/strong><br \/>\nWhen we\u2019re talking about presence or absence of building permits to cover an addition or repair to a home, we usually use the word &#8220;permitted.&#8221;\u00a0 As in &#8220;The addition is permitted,&#8221;\u00a0or &#8220;The addition was completed without permits.&#8221;<\/p>\n<p><strong>When to use the word permissible:<\/strong><br \/>\nWhen we\u2019re talking about whether or not the zoning allows some amenity or use to exist we will normally talk about whether the use is &#8220;permissible&#8221;\u00a0under the zoning code.\u00a0As in &#8220;the ADU is permissible under zoning, but rental of the ADU is not permissible under zoning.&#8221;<\/p>\n<p><strong><span style=\"color: #4e5f70; font-family: Arial, Helvetica, sans-serif;\">Examples provided below:<\/span><\/strong><\/p>\n<ul>\n<li>Permissible but not permitted.<\/li>\n<li>Permissible and permitted.<\/li>\n<li>Non-Permissible and Not Permitted.<\/li>\n<li>Non-Permissible and Permitted is unlikely as we would hope the local authorities would not issue a building permit for something that\u2019s not permissible.<\/li>\n<\/ul>\n<p>The Permissibility will go towards your highest and best use analysis and your check boxing for Zoning Compliance.\u00a0The Underwriter will be looking for specific statements that unusual amenities are &#8220;permissible per zoning&#8221;\u00a0or &#8220;not permissible per zoning.&#8221;<\/p>\n<p>The Building Permits are not usually an issue for the GSEs.
